Step One: 
Obtain your letter of approval from your lender. We want to act in an ethical manner when asking home sellers to open their door to a potential buyer – that requires some due diligence on our part. A Buyer’s Approval Letter is the first step in meeting that obligation – it tells sellers that you’re a serious potential buyer for their home. Why else should they let us inside?
 
Try to meet with two lenders; it doesn’t hurt your credit score and it ensures that you get the best deal on your new mortgage. It can make a difference of thousands of dollars – both up front and long term. 
 
Ask if you need contact names - my network includes several lenders who have proven themselves over the years to be worthy of the highest recommendation – even if all you want is a strategy to qualify six months or a year from now.  
 
Step Two:
Set the criteria for your perfect home or condo. We’ll talk about locations, layout and size requirements, preferred age and condition (new or older, move in ready or with some repairs), and other factors that define your ideal. 
 
Step Three:
It’s your preference: I’ll spend about six hours previewing the 5 best homes that fit your profile and then email you the results. From there you can either mull over that information or schedule to visit any or all that remain interesting to you.
